房地产价格是保证房地产经济健康运行和资源有效配置的关键.影响房地产价格的因素复杂,各因素的变化势必将对房地产价格的涨跌产生影响.以经济学中的供求理论为基础,以上海市商品住宅价格为研究对象,对BP神经网络进行训练,计算各因素对房价的平均影响值(MIV),构建MIV-BP模型,实证分析各因素对房地产价格的影响作用.结果表明:生产总值,贷款利率,居民人均可支配收入成为影响我国房地产价格的主要因素.居民消费价格指数,土地增值税对房价产生较显著影响.而在上述变量作用下,房地产供给面积与销售面积已经很难影响房地产价格的走势.因此应将生产总值,贷款利率,人均可支配收入作为房地产价格调控的着力点.
Real estate prices are the key factor to ensure the normal operation of real estate economy and efficient allocation of resources.The complexity of factors affect real estate prices,changes in various factors will affect real estate prices will inevitably rise and fall.Based on the economics of supply and demand theory,taking the price of commercial housing in Shanghai as the research object,this paper constructed MIV-BP model after training the BP neural network and calculating the impact value(MIV) of various factors,then this paper takes a empirical analysis of each influence factors on real estate prices.The results showed that:generate gross,lending rates and per capita disposable income are the major factors affecting China's real estate prices;the consumer price index and the land appreciation tax produce more significant impact on real estate prices.Thus under the role of these variables,the real estate supply area and sales area have been difficult to influence the trend of real estate prices.So we should take GDP,interest rates and per capita disposable income as the focal point of the real estate price regulation.
