居住地和就业地是城市最重要的两类用地,其分布与交通系统有着紧密的联系,且与人们的决策行为有关。本文假设城市居民在进行居住地和就业地选址时考虑先后顺序,在此前提下利用混合logit方法构建城市居住地和就业地选址模型。在北京市28个住宅小区开展问卷调查,利用相应数据估计了模型参数,进一步与已有的不考虑选择顺序的模型结果进行对比,并分析城市居民在选择居住地和就业地时的决策机理。结果表明居民的居住地和就业地选择行为与交通系统有着密切的关系。
Residence location and workplace are the two most important land-use types in the city, and their distributions are closely related to the transportation system as well as people's decision- making behavior. Based on the assumption that people will take into account the sequence of choosing a location to reside or to work in, this paper formulates a residence location choice model and a workplace choice model respectively using the mixed logit method. All the parameters of the two models are estimated using the data collected through a questionnaire survey that was carried out in 28 communities in Beijing. Furthermore, the paper compares the results of these two models with those of existing models that do not consider the decision-making sequence, and analyzes the mechanism for deciding the urban residence location and workplace. The results show that people's residence location and workplace choice behaviors are closely related to the transportation system.
