笔者以住房价格变动对居民消费支出、消费水平、人均GDP、人均可支配收入、开发商住房投资的影响途径为基础,通过对2000年~2011年中国省级面板向量自回归模型的实证研究发现:除了房地产开发商的住房投资对住房价格变动在东、中、西部都表现出一致的持续正向响应以外,城镇居民消费支出、人均GDP、城镇居民人均可支配收入、城镇居民消费水平对住房价格变动在东、中、西部都表现出不同的响应过程.因此,地方政府要结合地区实际分析房价变动对宏观经济的影响,有效发挥房地产业在国民经济中的作用.
In order to discuss the different effects of housing price change on different regions which are different in economy level, hous- ing price, consumption attitude and housing investment demand, this paper systematically analyzes the effect of housing price change on consumption expenditure, consumption level, per GDP, per disposable income and housing investment. By empirical research on the pan- el VAR model for housing price change on macro economy based on 31 provinces and autonomous regions from 2000 to 2011, it is conclu- ded that there are different responding processes of consumption expenditure, consumption level, per GDP, per disposable income on housing price change, but there is no regional difference in the responding process of housing investment on housing price change. There- fore, local government should analyze the effect of housing price change on macro economy in accordance with practice so as to exert the effective role of real estate industry on national economy.
