研究了电子中介在二手住房市场中的应用问题,建立了交易模型。该模型具有如下特点:基于agent的智能搜索,并按优先级降序排列返回推荐列表;引入了标志agent状态的看板技术,避免了搜索的混乱;买卖双方的信息反馈,提高了双方描述的准确性;每一循环只推荐一个买方和卖方谈判,提高了效率,避免了无序;最大化中介收益和推荐成功率。双边匹配中建立了以双方总满意度及总成交额分别最大为目标的多目标指派模型,并用模糊加效率矩阵方法化为单目标求并,最后给出了算例。
The application problem of electronic broker in the second-hand apartment market of china was researched, and a trading model was proposed The characteristic of this model is as follows: intelligent-agent searching, and returning a seller list ranked in descending order of preferential level; assigning every agent a KANBAN which indicates this agent's state, so as to avoid confusion; based on the information feedback, description precision being highly improved; the one-to-one negotiation in a cycle improving efficiency and avoiding disorder; maximizing broker's income and successful recommending ratio. When the two parties being matched, a multi-objective assignment model was constructed, whose objectives were to maximize the total satisfaction degree and the sum of the trading prices, and settle it by adding the efficiency matrices fuzzily, so that it was changed into a single-objective model. A computation example was given.
