以北京轻轨13号线及沿线的住宅项目为例,计算轨道交通线路对周边住宅项目价格影响的范围和程度,探讨城市轨道交通对沿线房地产项目带来的经济效益.研究表明:轨道交通发展对沿线0.3~1km内的住宅价格有明显的空间分布规律和辐射效应,其中站点300m半径以内区域效应显著.建议在距城市轨道300m的范围内实施较高强度的房地产开发,并建立城市轨道交通效益分享机制,以维护社会公平;同时,完善与轨道交通建设相关的法律法规体系,保障轨道交通建设与城市环境建设的和谐发展.
Urban Mass Transit (UMT) has the characteristics of convenience and high efficiency in transportation, which can bring distinct increment to the real estate development along the line. In order to allocate reasonably the increased value caused by the UMT, it is essential to analyze quantificationally the relationship between the UMT and the real estate value along the line. Based on the cases of Beijing NO13 UMT and the housing projects along, this paper calculates the economic influence of the urban mass transit on housing projects adjacent in terms of scale and degree. The results show that the UMT has obvious effects of space distribution and radiation, which especially are prominent within the area of the semidiameter of 300m to UMT. The suggestions are proposed that the real estate development in such area should be highly intensitively and the benefits from the construction of UMT be shared to maintain the social equableness; the related regulations should be consummated in order to guarantee the harmonious development between UMT construction and urban environment.
