随着中国老龄化的日趋严重,越来越多的房地产开发商聚焦养老地产项目,为提高选址的科学性,将GIS技术与TOPSIS评价方法结合,建立养老地产项目选址模型。首先确定养老地产项目选址的影响因素,然后利用GIS技术进行空间分析,得到养老地产项目选址的备选集。其次建立基于TOPSIS的养老地产选址评价模型,对备选集进行评价,从而得到养老地产项目选址方案的优劣排序。最后以天津市内6区为例,利用建立的评价模型对养老地产项目的选址进行应用分析,得出天津市内6区最佳的养老地产项目选址方案,为房地产开发商养老地产项目投资决策提供科学依据。

英文摘要：

In China, aging is becoming more and more serious, so more and more real estate developers focus on endow-ment real estate. In order to make site selection more scientific, pension property location model is built using GIS technol-ogy combined with TOPSIS method. First, factors that affect site selection of endowment real estate are determined. Sec-ond, spatial analysis by GIS technology is used to get an alternative set of site selection of endowment real estate. The third step is to build a site assessment model using TOPSIS method. Alternative areas are sorted using TOPSIS method. Finally, taking the six District of Tianjin city as an example, the assessment model is applied to the site selection of pension real es-tate. Then, we get the best site selection project of the six district in Tianjin city. The research provides scientific evidence of pension real estate investment decision for real estate developers.
