针对当前土地储备的现状及风险,通过建立模糊综合评价模型、折中型模糊多属性决策模型,以及多元线性回归模型等方法,运用MATLAB、EXCEL等软件,将主观因素和客观因素有效地进行结合,相对准确地给出了土地储备的风险评估方案。通过对选取的八个指标的指标值与风险评分进行多元线性回归拟合,给出了风险的允许变化范围,以此确定各指标的波动范围。为保证模型的可行性,需对模型进行及时的调整。
英文摘要：
This paper, in line with an effective combination of the subjective factors with objective ones, worked out a relatively accurate risk assessment scheme of the land reserve by analyzing the present situation and risks in the current land reserve, by establishing the fuzzy comprehensive evaluation, the eclectic fuzzy multiple attribute deci- sion making and the multiple linear regression model, and by utilizing MATLAB and EXCEL software. The allowa- ble range of risk was calculated through the selection of the eight indicators together with the risk score for multiple linear regressive fitting to determine the range of each index fluctuation and ensure the feasibility of the model to make timely adjustments when the model is no longer applicable.
