旅游地产的分类有多种,它是旅游与地产联姻,资本与资源对接,文化与建筑对话,历史与现实融合的产物。文章从三个维度出发,把握北京旅游地产的空间区位特征,区分旅游地产与商业地产的异同,分析旅游地产的经济运作模式。认为,只有旅游与地产的有效结合,以地产提高旅游,以旅游促进地产,才能双赢。北京"宜居城市"的建设,不能仅仅停留在口号上,更多的是区位因素和经济牵引、技术带动,逐渐付诸实践,这样才能迎接旅游与地产联姻的新时代。
There are many tourist real estate categories, which are the marriage of tourism and real estate, docking of capital and resources, dialogue of culture and architecture, product of history and reality of integration. From the three perspectives, the research shows Beijing tourism real estate space location characteristics, differentiate between tourism real estate and commercial real estate, analysis of the economic operation mode, so as to improve the tourism real estate in the technical dimension of tourism experience, and improve the tourist real estate in landscape design taste. At last the conclusion is that only the effective combination of tourism and real estate, to the real estate increased tourism, tourism promotes the estate, and a win-win situation would appear.
