城市轨道交通沿线土地开发是当前城市规划与城市交通领域研究的热点.在回顾当前关于城市轨道交通和土地利用关系研究的基础上,重点分析了刚刚开通的南京地铁一号线影响下的沿线房产项目的分布及价格,进而从提高交通运营效率与土地利用效益的角度探讨了南京城市轨道交通沿线土地开发策略,指出沿线土地开发需要注意点、线、面三个层次结合,考虑站点、单线、地铁网络土地开发相互协调,从而达到土地开发与经济效益双赢.
Land development along urban rail transit is one of the hotspots in the field of urban planning and urban traffic. On the bases of reviewing the latest research on the relationship between urban rail transit and land use, this paper specially analyzes the impact on the distribution and the price of the real estate along the NO. 1 subway which was just opened in Nanjing. Then the paper discusses the strategies of land development along the line from the aspect of how to enhance efficiency of transport and benefit of land use. Finally this paper points that in order to do good to both land development and economic benefits, we should consider the integration of the three layers' construction of point, line and cover, take the harmony of the station, single line, subway network and land development into account, when we develop the land along the subway system in Nanjing.
