在分析了影响房地产评估的基本因素及其主观权重的基础上,利用灰色聚类方法对杭州某处房地产进行了聚类评估,得到了各影响因素的基本聚类,并初步从综合聚类系数的所属灰类分析出该房产的当前状况和将来的升值空间。研究发现,所选的待估地产状况优良,且有较大的升值空间。基于灰色聚类的房地产评估方法可以作为传统评估方法的有力补充,为房地产投资者做出迅速而满意的投资决策提供参考。
The purpose of this paper is to analyze a kind of real estate appraisal method when the investors have to choose quickly and satisfactorily on which house to buy,on condition of the asymmetry of information and lack of professional knowledge. Method of the appraisal was employed with grey clustering to appraise the real estate,on the basis of the basic affecting factors and subjective weight,appraised an example of the real estate in Hangzhou. After the basic clustering of affecting factors being made,we have analyzed the current situation of the very real estate and future enhancing space from the subordinating cluster of the comprehensive grey clustering coefficient. The results indicate that the very real estate chosen from this paper was on an excellent condition and also had the potential to reach a higher level. The conclusion is that the real estate appraisal based on grey clustering model can be a beneficial complement to the traditional method,so as to give references to investors to have a rapid and satisfactory purchase decision.
