加快农地流转市场化步伐,建立高效、公平、规范的农地流转市场体系已取得共识,但至今对农地流转的经济学机理特别是农地流转规模和价格决定的理论模型鲜见于文献。基于农地供给方(农户)和农地需求方(企业)最优决策,本文构建了一个农地市场供求模型,通过求解市场均衡,分析了竞争性农地市场和买方垄断农地市场两种情形下农地流转价格(租金)和规模的决定;并应用静态比较法,分析了影响农地均衡交易量、交易价格因素。本文也分析了政府设定农地最低价格对农地市场的影响。
It is commonly accepted to accelerate the pace of market-oriented circulation of rural land and to develop an efficient, fair and normative system of agricultural land market system. , but so far rare literature discussed the economic mechanism of land circulation, especially deciding of rural land circulation scale and price. Based on optimal decision-making of supply party (farmers) and needs party (Enterprise), this paper develops market supply and demand model of rural land. By solving the equilibrium in the market, it shows how rural land circulation scale and price are decided under a case of the competitive land market or monopoly land market. And applying static comparative method, it analyzes some factors influencing the scale and price of rural land circulation.
