运用马克思政治经济学基本原理分析我国房价高涨的原因及治理对策。我国房价高涨虽然全国层面看泡沫不大,但京津沪等发达城市泡沫严重。房价高涨乃至形成泡沫的根源在于地租过高,直接原因是房地产业的行业利润过高吸引了社会资本的过度集中,资本虚拟化和银行的信贷支持则成为其加速器。房价高涨会产生严重的民生问题,泡沫破灭又会对实体经济带来灾难,因此降低地租和有比例实现国民经济各部门间均衡发展是解决问题的根本出路。
The article explains the reasons for and solutions to the rising real estate prices in China from the basic principles of Marxist political economics. China's housing prices are rising and the bubble is not serious on the national level. However, the bubble is serious in Beijing, Tianjin, Shanghai and other developed cities. The fundamental reason for rising house prices and bubbles is high rent. A direct reason is that the profits of real estate industry are so high that it attracts the excessive concentration of social capital. Capital virtualization and bank credit support have become accelerators. Rising housing prices have great impact on people's livelihood, and the burst of bubble will cause a disaster to the real economy, thus reducing rent and achieving balanced economic development among various sectors of national economy are fundamental solutions.
