人口年龄结构、空间结构、家庭户规模是影响房地产市场需求和价格的重要因素。本文通过建立面板数据模型,分析了房改政策实施以采1998-2009年12年间,我国房地产价格的人口弹性:包括总人口弹性、人口密度弹性、家庭户规模弹性,并对我国东、中、西部不同区域的房地产价格的人口弹性进行了对比研究,并对未来房地产市场转型与人口转变协调发展提出了对篆性建议。
Population age structure, spatial structure, household size are important to the real estate market. Based on the panel data model, we study the population flexibilities when real estate prices changes since the implementation of housing reform policy,including the elasticity of total population, the elasticity of population density, the elasticity of household size. And the comparative analysis is concerned on elasticity of population of China real estate prices in different regions. At last ,we propose some suggestive solutions on the coordinated development of demographic transition with the real estate market transformation.
