依据研究的主题,首先回顾了轨道交通对房地产价格影响的已有研究.并以上海市为例用特征价格法、方差分析法等多种方法对轨道交通的影响范围和包括邻里、建筑及区位等综合影响因素进行了分析。发现在不同的城市圈层影响房地产价格的要素各不相同。从城市中心地区向外围,轨道交通站点的影响范围逐步扩大,距站点距离对房地产的价格影响越显著。
This paper firstly reviews the research works about the impact of metro on the property price. Then the hedonic price method and variance analysis method are used in this paper to analyze the impacted area around metro stations, and influence of other factors including neighborhood, structural and location on the property price. It argues that the factors which impact the price of property are different from the center to the suburb. In suburban area, the impact area around metro station is much extended than in the center, and the impact of the distance to the metro stations on the property price is significant from the center to suburban.
