The arrival of an ageing society has brought about many problems to China’ s pension system. Reverse mortgage as a tool to the housing endowment has its unique advantages as follows:firstly, it relieves the pressure of pension payments;secondly, it can stimulate the economic growth;thirdly, it can curb the volatility of house price. But the development of the housing reverse mortgage loans in China is facing the following obsta-cles:(1) Lending institutions face the risks of moral hazard and marketing;(2) The bondage of the old man’ s traditional views;(3) The constraints of the land system. Thereby, making the full use of the roles of govern-ment and financial institutions to take the lead and gain experience from the test will help to promote the devel-opment of the housing reverse mortgage loans in China.
