土地承包经营权抵押作为实现农村土地与金融对接的纽带,对破解农户融资担保难题、促进农民增收和农村经济发展具有重要意义。在影响土地承包经营权抵押贷款业务开展的众多因素中,农户的参与意愿尤为重要。本文基于对湖南省长沙县8个村220户农户的调查,构建二元Logistic回归模型,对农户土地承包经营权抵押贷款意愿及其影响因素进行分析。研究表明,影响长沙县农户参加意愿的显著因素有户主年龄、农田设施状况、家庭人均收入以及耕种意愿。其中,家庭人均收入有正向影响,即人均收入越高,农户进行土地承包经营权抵押贷款意愿越强,而其他三个因素有负向影响,即户主年龄年龄越大、农田设施状况越好、耕种意愿越强,农户参与该业务的意愿就越弱。
As a connection between rural land and rural finance, the rights of contractual land management mortgage play a significant role in helping farmers increase their income and promote the development of rural economies. Developing the rights of contractual land management mortgage loans can also break restrictions on rural land as collateral and this revolution will effectively solve the problem of financial guarantee difficulties faced by rural residents. As a kind of financal behavior, the implementation of rights of contractual land management mortgage loans is affected by rural households' willingness of participation, which has a fundamental impact on the development of business. Based on surveys of 220 farmers in Changsha County, Hunan, we used binary logistic regression model to analyze factors affecting rural household's willingness for rights of contractual land management mortgage loans. Studies have shown that the factors affecting farmers' willingness include age, condition of agricultural facilities, family income per capita and farming will. Family income per capita has a positive impact on farmer participating willingness, which means the higher family income per capita, the stronger the willingness to lend; three other factors have a negative effect, namely the older the household age, the better the condition of farmland facilities and the stronger the will of the household to farm, the weaker the household's willingness to carry out business.
