商品房销售价格指数的Rough-Granular分析

近来,国家统计局在其官方网站发布了70个大中城市商品房销售价格指数(环比指数、同比指数、定基指数)。基于其中30个省会城市(含直辖市)的这些数据,将环比指数和同比指数作为条件属性,定基指数作为决策属性,建立了一个信息系统S=(U,C∪D,V,f),并应用Rough-Granular分析了这个信息系统中环比指数、同比指数与定基指数之间的关系,通过对这些关系进行定量分析,挖掘出环比指数、同比指数对于定基指数影响重要性的数值指标。文中的这些结果给出了我国商品房销售价格指数研究的一个新的理论分析,这将有助于进一步加深对商品房价格影响因素的量化研究,并且对于加强高校固定资产的科学管理,建设节约型校园具有一定的理论和实践意义。

英文摘要:

National Bureau of Statistics of China has issued commercial housing sales price indexes(chain index,year-based index,and fixed-base index) of seventy big-middle cities in China.Among them,this paper is based on thirty provincial capitals'(including municipalities') having established an information system S =(U,C∪D,V,f),where chain index and year-based index are condition attributes and fixed-base index is decision attribute.Rough-Granular analysis is applied to the relations among chain index,year-based index and fixed-base index.Through quantitative analysis,the author has found the importance of numerical indexes of chain index and year-based index on fixed-base index respectively.The results provide a new theoretical analy sis of the commercial housing sales price indexes,which is helpful to further quantitative research.They are of theoretical and practical significance for strengthening the scientific management of the fixed assets of universi ties and building an economical campus.
