近年来，大学毕业生租房日渐成为社会关注热点。本文通过访谈和问卷调查相结合的方式，对福州市新就业大学毕业生在三个层面租房区位的选择进行调查。结果认为：作为理性经济人，大学毕业生在在租房区位选择时希望通过最小的成本付出，能实现效用的最大化，而且对不同层面的区位选择表现出不同的区位规律。宏观区位偏好表现为：希望租住在鼓楼区的最多，台江区和仓山区次之，晋安区最少；区位特征及空间规律变现为贴合各区区位优势差异及现居住地“地理惯性”大。中观区位偏好及区位特征表现为：希望租住在距离工作地近的、交通便利的区位。微观区位偏好及区位特征表现为：希望租住在安全的、厕所和洗澡等生活设施完善和房东友好、有熟人在的小区。

英文摘要：

Graduates＇ renting has recently become a social focus. Based on interview-investigation and ques- tionnaire-investigation, the paper has a survey on graduates＇ choice of renting location in four districts： Gulou, Taijiang, Cangshan and Jin＇an of Fuzhou city fxom three levels： macro, medium and micro. The three levels mean choices in different space units： districts, communities and apartments. By processing the data and ana- lyzing, the result shows that： as rational economic men, the graduates hope to obtain the biggest benefit at the least cost on their renting location choices; for different level, they show different choices and requirements. From the macro level, about 47% of respondents prefer to rent in Gulou district, Taijiang and Cangshan take the second place about 12%-and 13%; only 7% of them chose Jin＇an district. Moreover about 21% of the re- spondents have no significant preference. It＇s location characteristic manifests that their choices accord with different advantages of the four districts, which meet the requirements of different graduates; most of them are satisfied with their residential districts, so they have more attraction for graduates＇ re-selection. From the medium level, the majority of graduates hope to live where are near their working places and the traffic is convenient. Compared with other districts, about 60, 38, 40, 55% of the whose workplaces are in Gulou, Tai- jang, Jin＇an and Cangshan districts chose their working places as their renting location. From the micro level, the graduates prefer to live in the apartments where are safe, rooms are equipped with washroom. 80%of the female respondents hope to live in a safe living environment. It can be found that for a big part of graduates, they have low demand for living conditions. At the end of paper, it puts forword that there are so many influent factors when grauduates make renting location choice, such as rents, gender, marital status and so on, all of them are worthy of further researches.
