探讨了建筑产品的特征与经济属性，提出“资产建筑”与“商品建筑”概念及相互间关系，研究了不同建筑经济属性的论证原则与方法，指出了盲目投资形成的恶性循环，剖析了建筑项目投资失误的原因及在论证中应注意的问题。对建筑投资项目论证及减少论证失误具有较强理论意义与实际应用价值。
英文摘要：
In this paper characteristics and economy properties of construction product were investigated, and the concept of asset building, commodity building and the reciprocal relationship of them were proposed. Demonstration principle and methods of different construction economic attribute were researched. Vicious cy- cle which is formed by blind investment was pointed out. Reasons for investment failures of conduction project and noticed problems in demonstration were also analyzed. This paper has theoretical sense and practical value to the conduction investment project demonstration and reducing the mistake of demonstration.
