在运用收益还原法测算样点地价的基础上,通过评价有限的、具有内在相互作用和代表性的样点,采用Kfiging空间分析方法建立农用地数字地价模型,测算基准地价,并以宜都市农用地的基准地价评估为例,对运用该方法所得结果进行了验证分析。研究结果表明,宜都市农用地30年使用权价格处于15.89~9.35元/m^2,估值精度整体较高。提出的分析方法在一定程度上克服了传统基准地价评估中按级别取平均值的缺陷,提高了结果的准确性;同时参考其结果的空间分布可作为其它类型价格的基础,也有利于基准地价的更新。
After calculating specimen price and analyzing the limited, interactive and representative samples, this paper discusses how to establish the model of agricultural land digital land price and calculate datums land value. Taking Yidou City in Hubei Provience as an example, this paper evaluates its agricultural land datums land value by using the above method and analyzes the results. Methods of geostatistic model, case study and investigation were employed. The results indicate that its usufruct price ranges from 15.89 yuan/m^2 to 9.35 yuan/m^2 ,at the same time, the whole evaluation precision is high. The method of can be able to get over the shortcoming of traditional evaluation method and increase veracity of the results ; the results can be used to the basis of other type price and benefit the updating of datums land value.
