快速城市化进程中,城中村已经成为我国城市发展中的特有现象。在就地城镇化的视角下,以福建省沿海地区晋江市和石狮市的8个典型城中村为例,研究半城镇化地区城中村。研究发现,相比较于珠三角地区,就地城镇化地区的城中村房屋出租率相对较低,移民群体以家庭形式为主,并且呈现出长期租住的趋势。此外,研究还发现,该地区城中村出现了土地利用无序、房屋空置闲置较多、治理过程中的利益难以协调等问题。这些问题是就地城镇化下城中村健康发展不容回避的问题。
In the process of rapid urbanization, urban village has been a unique phenomenon of urban development in our country. In this study, from the perspective of in situ urbanization, eight typical urban villages in Jinjiang and Shishi, located in the coastal area of Fujian Province, are chosen for empirical research. It is found that with relatively low housing rental rates, most of immigrant groups in urban villages tends to live with families under long-term lease. In addition, problems such as disorder of land-use, high vacancy rate of houses and conflicts in renovation are common in urban villages in Jinjiang and Shishi, which are inevitable to urban villages health development in the process of in situ urbanization.
