中国经济发达地区城市非正规住房供给及其影响因素研究

非正规住房已成为发展中国家城市低收入阶层的主要居住形态之一。快速城市化的背景下,我国经济发达地区承载了大量低收入外来人口。在市场和政策的双重屏蔽下,只能通过非正规住房解决其居住需求。文章对中国经济发达地区城市非正规住房的供给进行探讨,并与正规住房进行比较,认为非正规住房是低成本—低层次的住房生产与供应模式,具有简化的供应链和模糊的产权特征,并形成了以租赁为主的住房供应方式。从制度、市场、社会等要素入手剖析非正规住房供给的影响因素,在此基础上提出关于非正规住房发展方向的思考。

英文摘要:

Informal housing has become one of the major housing types for low- income people in developing countries. During the fast urbanization in China, massive low-income migrants move into economy-developed cities. Becoming unsolvable by current market or policy, their housing demand have to be met through informal housing, therefore, research on informal housing is signifi- cant both theoretically and practically. The paper discusses the supply system and character of informal housing in developed area in China, concluding that informal housing is a kind of low-cost housing production and supplying pat- tern, characterized as spontaneity, irregu- larity and chartering. Additionally, the formation mechanism of informal housing is analyzed in terms of policy, market, planning and some other factors, and then some suggestions on the develop- ment direction were put forward.
