英文摘要：

The driving mechanism of urban villages’appearance and development attracts a lot of international scholars’research interest. Based on the theories of modern institutional economics,this paper analyzes urban village development from two aspects： （1） property rights assurance and protection,and （2） payment of transaction cost. This paper explores the causes of urban villages’birth, development,and repeatedly lost in urban villages’control,appraises urban villages’objectivity and rationality,analyses the roles of governments’ system arrange and changes in urban village development. At last,several recommendations for urban villages ’ improvement in construction and governance are put forward.
