研究目的:研究宗地面积对住宅地价的影响,为土地估价提供科学的决策信息。研究方法:文献资料法、GWR模型、Hedonic模型、GIS方法。研究结果:(1)把结果与Hedonic模型进行了对比,证明GWR模型解释的可信;(2)在解释宗地面积的影响时,用GIS方法把GWR方法的结果生成曲面,进行可视的空间显示。研究结论:宗地面积对住宅地价的影响在空间上有很大差异。
The purpose of the paper is to provide scientific information for decision making of land valuation by studying the influence of parcel land area on housing land price. Method of documentation, GWR model, Hedonic model and GIS were employed. The results indicate GWR model was believable, compared to Hedonic model. The influence could be visible, when GIS method was employed to show the results made by GWR. In conclusion, the influence was spatially different.
