住房支付能力是城市生活的关键要素,然而国内新移民群体的住房支付能力研究被长期忽视,并且劳动力市场制度安排和户籍制度安排何者对移民住房支付能力影响更重要仍然有待研究.利用杭州市问卷调查数据,从新移民住房的客观支付能力和主观支付意愿两个方面入手,考察城市新移民住房支付能力的影响因素.研究发现:单位背景对移民住房支付能力有显著影响,个人职位对住房支付能力影响不显著,就职于体制内单位和外资企业的新移民住房支付能力显著好于供职于民营企业的新移民.在控制职业背景因素后,户籍制度对住房支付能力影响不显著,但是户籍制度对新移民的主观支付意愿有重要影响.
Housing affordability is the key factor of city life; however, the study of housing affordability of China's domestic city new immigrants has been neglected for a long time. It is to he clarified that either the arrangements for the labor market system or the arrangements for the household registration system are more important to housing affordability of new immigrants. This article uses the survey data of Hangzhou to investigate the influence factors of new immigrants housing affordability in two aspects of new immigrants' ability to pay and subjective ability to pay. Results show that it is the work unit background rather than personal position in unit has a significant influence on new immigrants housing affordability. The housing affordability of new city immigrants who work at state-owned unit and foreign enterprise is better than that of new city immigrants who work at private enterprise. After controlling the occupation background, the household registration doesn't have a significant influence on housing affordability and has a significant effect on subjective ability to pay.
