以兰州市商品住房价格为基本数据,利用空间反距离权重法、核密度估计方法,对兰州市商品住房价格空间分布格局进行了研究。结果表明:住房价格等值线"东密西疏",带状分布特征明显,呈不均衡性;房价由各行政中心向外围跳跃式递减,呈多极核特征分布;住房价格存在明显的区域差异,并与临河临山等自然地理环境联系紧密;高、低价格的商品住房由集聚到扩散,其变动过程表现出不同步现象。在此基础上,从居住环境、房地产业市场、交通条件及城市规划角度分析了商品住房价格空间分布的影响因素。
Based on housing price dates for housing estates,we analyzed the spatial distribution characters of commercial residence housing prices in Lanzhou by using the method of inverse distance weighted and kernel density estimation. The results showed that the contours of housing prices appeared dense in east and sparse in west,represented characters of zonal distribution and was not balanced. House price kept falling from the administrative centers to the periphery and formed multiple price polar nuclei. There existed obvious regional differences. Housing price was closely related to the natural geographical environment such as near the river or mountain. Commercial housing of high and low price became diffusion from agglomeration to dispersed,and the high and low prices were not synchronous at the same time. The core factors influencing the housing prices distribution were the restriction of living environment,the promotion of real estate industry,the guidance of urban traffic and the controlling of urban planning.
