农村住房市场衍化条件与发展模式研究——基于案例调研的分析

本文旨在探讨中国农村住房市场的发育状态、衍化条件、发展模式与经验。基于对浙江德清、湖南浏阳、陕西高陵的案例调查,运用制度变迁理论,对三地农村住房市场从形成背景、交易动机、类型、数量、价格和范围等方面作横向对比。研究发现,中国农村住房市场起步较早但发育迟缓,整体发育程度不高,发展潜力较大;区域差异明显,发达地区发育较好且出现城乡住房市场融合态势;农房市场离不开产业支撑,与经济发展呈现相互促进关系;制度约束强弱取决于基层政府态度。试点地区的农村住房市场衍化过程和改革实践为其他地区农村住房市场发展提供了重要经验借鉴。

英文摘要:

The purpose of this paper is to discuss the developmental level, evolution condition, developing mode and experience of china' s rural housing market. Based on the case surveys of rural housing markets in Deqing Zhejiang, Liuyang Changsha and Gaoling Shanxi, This article comparatively analyses the market form- ing background, the motive, type, quantity, price and area of transaction in the three rural housing markets by employinginstitutional change theory. The results demonstrate that China~s rural housing market started ear- lier but developed slowly and the overall development level is not high but the potential is great.The regional difference of rural housing market development is obvious. The rural housing market in developed areas has developed well and had the trend of the urban-rural housing market integration. Industry support is indispensa- ble to the rural housing market. The rural housing market and economic development promote each other. The degree of institutional constraints depends on the attitudes of local govermnent. The evolution and reform practices in the pilot areas provide important experience for reference.
