目前,我国东北地区既有住宅处于存量大、基础设施陈旧、维护改造任务重、居住条件亟待改善的状态。城市既有集合住宅的日常维护效率和质量不高,且维护产业的社会信誉度低,阻碍了产业发展。着眼于提高住宅日常维护中调查诊断、修复设计的科学性和可信度,重点论述了既有住宅病理与修复之间的关系,并进行了信息化网络平台的设计和试运行,旨在构建一个基于网络信息化的住宅病理与有效修复的知识库体系。
Over-stocked residences,antiquated infrastructures,heavy maintenance and poor living conditions are the present conditions in northeast China.The low efficiency and quality of routine maintenance and the low social credibility of maintenance industry in urban residential collection have hindered the development of housing industry.With respect to the improvement of the diagnosis of residential routine maintenance,and the renovation of scientificity and credibility of design,the relationship between existing residence pathology and renovation is discussed,and design network platform and its trial operation are proceeded to establish a knowledge base of residential pathology and renovation which are based on network informatization.
