根据房价收入比、住房可支付性指数和剩余收入法的不同适用性,对中国城镇居民的住房可支付能力及其时序变动、区域差异和收入阶层差异进行了测度与比较。结果表明,最低收入和低收入阶层的收入能力无法在住房市场中实现其住房需求;中等收入及以下各阶层住房支付能力呈下降趋势,且区域差异持续扩大;中国城镇住房供应结构不尽合理,各收入阶层与相应住房类型匹配性不完善,中低收入阶层城镇居民面临着较严重的住房压力。
This paper studies the housing affordability of urban residents in China. Firstly, we measure the housing af- fordability using the house price to income ratio, housing affordability index and residual income approach. Then we make a comparative research on China's urban residents' housing affordability from three aspects, that is, historical change, regional difference and income stratum difference. The results suggest that the income capability of the lowest - and low - income strata cannot meet their housing demands in the housing market. Housing affordability of the middle - and low -income groups demonstrates a widened. falling trend, and the gap of housing affordability among regions is persistently widened.
