在快速城市化的背景下,本文构建了一个城市间住宅土地价格差异决定因素的理论分析框架,以长江三角洲区域内25个城市的524宗住宅土地出让数据为基础,计算了各城市住宅土地的平均价格。计量结果显示,城市基础设施投资强度、人均持有流动资产水平和城市住宅开发量三个决定因素对于解释城市问住宅土地价格差异有显著性的贡献。城市基础设施投资强度和人均持有流动资产水平对住宅土地价格有正的影响,城市住宅开发量对住宅土地价格有负的影响,这三个变量可以解释城市间住宅土地价格差异的54.30%。
In the time of fast urbanization, this paper builds up an analytic framework about the determinants of intercity residential land price differences. With the 524 land cases of 25 cities in the Yangtze River Delta, we get the average residential land prices of the cities. The empirical results reveal that the invested intensity of the urban infrastructure, average level of current assets and quantity of the house are the prominent determinants that cause the price differences. The invested intensity of the urban infrastructure and average level of current assets have the positive effect, but quantity of the house has a negative effect. The three determinants can explain 54.30% price differences of residential land.
