住宅地块容积率估算方法再探

中文摘要:

城市土地资源日益紧缺,高层、高密度开发不可避免,如何估算容积率的上限。对城市规划管理、土地开发、建筑设计三方面均会构成挑战。研究继续尝试在现行日照标准约束下。由计算机自动生成住宅建筑布局。以建筑容积率最大为优化目标.为规划设计条件制订、土地开发投资决策、详细规划及建筑设计方案前期咨询服务。与以往研究不同,地块内、外均有住宅,需要满足日照技术规范,建筑平面和高度相互制约,影响容积率,由此引起了计算量的激增。将基于经验的人工建筑布局和计算机自动优化结合起来,在大约0.5—5hm2的基地内,开展实验。在一定条件下.使容积率接近上限.又使建筑布局符合一般规划设计要求.初步实现了研究目标。因受计算方法的限制,建筑单体、群体平面布局还比较简单,如何多样化。有待进一步研究。

英文摘要:

With growing scarcity of urban land resources, high-rise, high-density development is unavoidable in China. The estimation of maximum floor area ratio (FAR) poses challenges in three areas: urban planning permission, land development, and architectural design. This paper continues to examine the methods of optimizing the FAR within the constraints of existing sunlight codes, supported by computer which automatically generates the layout of residential buildings. These efforts are expected to benefit the process of making design guidelines, investment decision-making, site planning and architectural design. This research is different from previous studies as both inside and outside the land parcels are assumed to be filled with houses and each window of the residential buildings need to meet the sunlight specifications. Both building height and layout can have an impact on FAR. These conditions can cause large amount of calculation. Based on a combination of experience in architectural design and computer artificial intelligence, the authors choose land parcels with the size of between 5 to 50 thousand square meters to carry out the simulation. Under certain conditions, the computer program can generate values close to the maximum FARs, as well as layout plans under the current sunlight codes and other building limitations. Although preliminary research objectives have been achieved, due to the restrictions of algorithm, the building types and group layout are still relatively simple. These should be addressed in the future studies.
