选取1998年~2013年全国31省份大中专及以上学历人数在6岁以上人口中的占比作为人力资本水平代理变量,基于东、中、西部区域性差异视角,构建面板数据模型来研究人力资本水平对房价的影响。结果表明,人力资本水平对各区域的房价均具有显著正向推动作用,并且在各区域呈现出一定程度差异。其中,中部地区人力资本水平对房价的影响程度最大,西部地区人力资本水平对房价的影响程度次之,东部地区人力资本水平对房价的影响程度最小。
This paper chooses the share of tertiary and higher education in 6 years old or older population in each province as a proxy for human capital within 1998-2013, establishes panel data model to study the influence of human capital level on house price based on the perspective of regional differences of East, Central and West. The results indicate that human capital level has a positive promotion effect on house price in each region, and there exist some differences. The human capital level has the largest impact on house prices, followed by that in the West, and the impact of human capital level is minimal.
