在商品房市场投资热点背后,中央政府、地方政府、开发商和购房者追求利益不同,策略也不同,彼此复杂的博弈推高了国内房价。中央政府为遏制商品房价格和降低房地产市场的风险,虽多次采取宏观调控,但房价处于"升温、调控、观望"的恶性循环之中。本文基于"博弈论",对商品房价格进行理论剖析,以期使商品房价格变化趋于理性。
Behind the investment hot spot of commercial house market, the central government, local government, devel- oper and buyer persued different profits, and the strategies were different, the complicated game pushed up the domestic house prices. The central government carried out multiple times of macro regulation to contain commercial house price and reduce the risk of real estate market, but the house price were still ha the vicious circle of "rising, regulation and hesitation". Based on the game theory, this paper takes a theoretical analysis on commercial house price to make the price variation tend to be reasonable.
