研究目的:分析拍卖机制特征对土地竞买价格的影响。研究方法:从拍卖机制的竞买对象属性、竞买者和竞买规则特征三方面对土地竞买价格的影响进行理论分析,构建模型并选取对应指标与变量,结合北京土地招拍挂微观交易数据,采取逐步回归方法进行实证检验。研究结果:地块物理属性中除地块面积外均对其竞买价格有显著正影响,区位属性中地块到城市中心及轨道交通的距离对其竞买价格有显著负影响;竞买者特征中上市公司、国有企业和竞买联合体参与竞买会显著提升土地竞买价格,而本地公司参与竞买则会显著压低竞买价格;竞买规则特征中保留价格对土地竞买价格有显著正影响,但不同竞买方式不是导致土地竞买价格差异的主要因素。研究结论:拍卖机制的竞买对象属性、竞买者和竞买规则特征均对土地竞买价格有显著影响,可以通过调整拍卖机制特征合理调控土地竞买价格。
The purpose of this paper is to analyze the impacts of auction mechanism characteristics on land auction price. The research methods are that firstly theoretically analyzing the impacts of the auction mechanism on land auction price from perspectives of the bidding object attributes, the bidder and the bidding rules characteristics. Then the empirical analysis model is built, the corresponding indicators and variables are selected, and the stepwise regression analysis is conducted with the combination of the micro trading data concerning land bidding-auction-listing in Beijing land market. The results indicate that: 1 ) The physical attributes of land except the attribute of land area have significantly positive influences on its price, while the location attributes, i.e., the distance of the land plot to the city center or to the rail transport, have significantly negative influences on land price. 2) Among the bidder characteristics, listed companies, state-owned enterprises and the bidding consortium participating in the bidding will significantly improve the land auction price, while local companies will significantly reduce the land auction price. 3) Among the bidding rules characteristics, the reservation price has significantly positive influence on land price, while different ways of bidding are not the main factors that lead to different land auction prices. The conclusions are that the auction mechanism has significant influences on land auction price from perspectives of the bidding object attributes, the bidder and the bidding rules characteristics, and the land auction price can be appropriately controlled by regulating the auction mechanism characteristics.
