笔者在土地市场局部均衡的框架下,基于2000年-2012年土地开发面积的月度数据分析了金融支持过度与土地城镇化过快的生成与演化过程。实证结果证明我国土地城镇化发展中存在金融支持过度问题,我国土地城镇化的过快发展与近年金融资源对房地产市场的支持过度有直接的联系,如果厂商和政府能够从银行取得贷款,并且当土地市场存在群体性投机行为时,政府会增加土地开发面积,土地城镇化速度会随着金融支持力度的提高而加快。

英文摘要：

Based on the part equilibrium of land market,this paper analyzes of the generation and evolution process of the land urbanization over fast which caused by financial supportive excess. We consider that if the firm and the government can get the loan from the bank,and when there is herd behavior in the land market,the government will increase the area of land development,land urbanization speed can be accelerated with the increase of financial support. Through the empirical analysis of critical value for financial supportive excess,it is proved that there is an issue of financial supportive excess for the development of land urbanization in China.
