基准地价是政府对土地市场地价水平进行宏观引导和管理的依据,反应了城市土地市场的变化趋势,具有一定的现势性。本文在分析满洲里市土地定级估价特点的基础上,根据1999年、2005年、2007年基准地价,计算了基准地价内部结构比率指数,包括同类各级地价比率指数、同类各级地价环比指数。并对三期基准地价内部结构比率进行比较,总结出基准地价结构变动的特征,同时揭示了基准地价内部结构比率变动的一般规律。
Standard Land Price is the basis for guiding and managing the land price level. It reflects the trend of the urban land mar- ket and the certain present situation. This thesis based on the analysis of the land grading and evaluation characteristics in Manzhouli, according to the standard land price in 1999, 2005 and 2007, calculated the ratio relationship on standard land price internal structure, including the similar rate indexes of land value at all levels and the similar chain indexes of land value, compared the internal structure ratio in the three periods, summed up the characteristics of the structural change on standard land price, meanwhile, revealed the genera/ law of the change ratio on standard land price internal structure, provide evidence for the adjustment and updating on standard land price.
