我国的国情及未来的发展趋势决定了城市土地的新开发量将越来越少,而城市旧住区的更新则存在着很大的需求,加之对社会网络的重视,渐进式的城市更新模式将日益显现其重要价值。本文以上海鞍山四村为例,分析老公房住区的更新内容、实施过程及基本经验;通过对深圳某知名房产商早期开发的楼盘的调研分析,辨析商品房住区更新改造的客观需求。在此基础上,本文最后提出旧住区渐进式更新的若干策略。
China' s general situation and development trends determine that the volume of new land for urban development will become less and less, while the demand for urban renewal in existing residential estates are very large, together with the consideration on keeping social networks, the gradual urban renewal pattern is of apparent more and more important value. The study chooses the Anshan Fourth Neighborhood in Shanghai, and the residential estates developed in Shenzhen as research cases. They respectively represent the old units residential neighborhood built in planned economy period, and the residential estate developed under market economy. About the old units residential neighborhood, the paper introduces the details, process and experience of the renewal practice, including the way of fee collection, conflict mitigate and public participation. About the commodity residential estate, the paper shows the survey results based on several residential estates developed in early years. The paper argues that their demands for renewal are emerging, mainly on the public spaces and environments, public facilities, environmental protection and energy saving and so on. By the end, the paper states some practical strategies for the gradual renewal of old residential districts.
