英文摘要：

Due to the complexity of space,the performance of urban space has largely been ignored.This limits the depth of our comprehension of city,mislead us into wrong judgments of urban issues.So,the understanding of ＂spatial performance＂,as well as the discussion on immanent principles including the integrity of land use,marginal rate of substitution,spatial distance and spatial segmentation and monopoly,has remarkable significance to understand and improve the urban planning efficiency amid rapid urbanization period,particularly to deal with present housing problem.Otherwise,the evolution of urban space would cause great social conflicts and contradictions.Thus,more attention should be paid to the public policies,which will enhance the scientific disciplines of urban planning as well as maintains authority and seriousness of the practice.
