选择合约理论这一新的视角,旨在解释我国城镇住房制度改革的过程,为深化改革提供依据。我国的城镇住房制度改革是改革开放程度、中央与地方关系、城镇化进程和产权制度四个关键局限约束下合约演进的过程;住房合约是国家合约的组成条款,它以适应国家合约的形式出现,以辅助实现国家发展的目标。住房制度的未来选择,也将取决于局限的走向,可以通过判断关键局限的转变,来判断住房制度的发展。
Choosing the prospect of contract theory is trying to explain the evolution of reform of urban housing system in China and provide basis for deepening the reform. The conclusion states that the urban housing system reform in China is a contract evolution process under the four constraints composed of the degree of reform and opening up, the relationship of central and local government, urbanization process and property rights reform. The housing contract is one part of national contract, which appears to adapt the national contract and assist in achieving the goals of national development. The future choice of housing system will depend on the trend of constraints. We could judge the development of housing system by judging the change of vital constraints.
