近年来,尽管房产市场发展迅猛,但是行业内部的弊端也日益显现,导致企业面·临的财务风险也不断加大。以保利房地产(集团)股份有限公司为例,剖析了企业内部筹资风险较高等财务风险问题,并对其产生的主要原因进行了分析,如负债规模不断上升等,最后提出了合理化建议,如树立正确的财务风险观点,加大资金的利用效率,降低过高的资产负债比率等。
In recent years, despite the rapid development of China's real estate market, disadvantages within the industry are becoming increasingly prominent, thus real estate companies are facing more and more financial risks. This paper takes Poly Real Estate (Group) Co., Ltd. as an example, analyzes the financial risk problems such as the high risks in enterprise internal financing and the main reasons including the continuous expansion of debt scale. Finally it puts forward some reasonable suggestions, for example, setting up correct view of financial risks, enhancing the efficiency of fund use, reducing the too high debt-to-asset ratio, etc.
