探讨了3种基本土地估价方法在体育用地评估中应该注意的问题,目的是为了提高体育用地评估的可操作性。采用了文献资料调研,描述性研究和个案研究等方法,得出如下结论,市场比较法、收益还原法和成本逼近法在体育用地价格评估时,都存在问题。主要是缺乏相应的法律规范、未形成成熟的法律体系、缺少评估实例、缺乏基准地价和标定地价体系以及从业人员缺乏经验。因此,应该采用以下几种措施:健全法律法规,建立体育用地价格数据库,构建评估操作体系等,并要根据实际情况多采用几种方法评估作为参考。
The purpose of this paper is to discuss the problems appeared during the evaluation with three major methods,and promotes the operation of these methods.Methods used include literature review,description and case study.The result indicates that there are questions whichever method are taken,and the general points are lack of law system,absence of cases,lack of standard land price and demarcated land price,non-establishment of appraisal institute and experts.The conclusion is that we should strengthen the law systems,establish the database of gymnastic land appraisal cases,improve the operation systems to meet these problems,and take as many as methods to evaluate the real price.
