文章利用31个城市2000—2011年面板数据,基于空间距离加权矩阵,使用空间计量相关方法,研究泛长三角地区城镇化水平、外商直接投资(FDI)与房价的关系。研究表明:空间相关性是影响房价的重要因素。城镇化进程加快导致了浙江、江苏和安徽房价上涨;实际FDI与房价的关系在省际间表现出明显差异。其中,浙江和安徽实际FDI与房价呈显著正相关。而江苏实际FDI与房价的正相关关系不显著。
Based on the panel data of 31 cities from the year of 2000 to 2011 and a spatial distance-weighted matrix, the spatial econometric method is employed to explore the relations among urbanization level, FDI and the housing price in the extended Yangtze River Delta region. The results show that the spatial autocorrelation is an important factor affecting the housing price in the region. The acceleration of the urbanization process will promote the rise of the housing price in Zhejiang, Jiangsu and Anhui provinces, while the relationship between the actual FDI and the housing price at provincial-level exhibits significant differences. Among them, the FDI in Zhejiang and Anhui provinces illustrates a significant positive correlation with their housing prices, however, the actual FDI slightly correlates with its housing price positively in Jiangsu province.
