土地价格和住房价格过快上涨的负面效应日益凸显.土地价格控制,特别是住房价格控制是政府当前的重要任务.将住房价格控制引入国有土地拍卖,设计了包含土地价格和住房价格的竞价指标,构建了考虑住房价格控制的一级密封土地拍卖模型.在不完全信息博弈框架下,求解了一级密封拍卖的贝叶斯纳什均衡,得到了房地产开发商的均衡竞价策略.案例分析表明,设计的土地拍卖模型可以有效地控制土地价格和住房价格的快速上涨.
The negative effect of the rapid rise of land price and housing price has come to the fore. Land price control, particularly housing price control, is an important responsibil- ity currently. Housing price control is introduced into public land auction in this paper, the auction index including land price and housing price is designed, and the first-price sealed land auction model which considering housing price control is constructed. The Bayes-Nash equilibrium of the first-price sealed auction is derived under the frame of incomplete information game, and the equilibrium bidding strategies of real estate developers are obtained. Case analysis indicates that the land auction model in this paper can effectively suppress the sharp rise of land price and housing price.
