研究目的:分析矿业资源特征对矿业城市住宅价格的影响,研究矿业城市商品住宅价格影响因素体系,提出矿业城市建设的政策建议。研究方法:基于空间计量的商品住宅价格空间滞后面板数据模型。研究结果:(1)居民收入、高校数、用水普及率对矿业与非矿业城市的住宅价格都有显著的正影响,但矿业从业率、交通区位、医疗卫生设施对矿业与非矿业城市的住宅价格影响方向不同;(2)政治区位、自然区位、环境质量和治理、公交建设、学校师生比、互联网普及率对矿业城市的住宅价格影响显著,对非矿业城市的住宅价格影响不显著;(3)人口数量、文化区位、公共图书建设对非矿业城市的住宅价格影响显著,对矿业城市的住宅价格影响不显著。研究结论:矿业城市的建设和发展需要进一步改善城市环境、降低矿业从业风险、加强公交和网络建设、完善教育设施方面的建设。
The purpose of this paper is to analyze the impacts of mining surrounding on housing price in mining cities, and propose policy recommendations for mining cities construction. The method is a econometric model with panel data of housing price. The results indicate that 1) Per-capita disposable income, number of university and popularization rate of water have significant positive effects on commercial housing price in mining cities and non-mining cities, but mining employment rate, traffic location and medical and health facilities construction have different directions effects on commercial housing price in mining cities and non-mining cites. 2) Political location, nature location, environment quality, environmental administration, public traffic construction, teacher-student ratio and popularization rate of network have significant effects on commercial housing price in mining cities and no significant effect on commercial housing price in non-mining cities. 3) Population, culture location and public library construction have significant effects on commercial housing price in non-mining cities and no significant effect on commercial housing price in mining cities. The research concludes that it is necessary for the construction and development of mining cities to further improve urban environment, reduce mining employment risks, increase construction investment to public transport and network, perfect education infrastructure construction.
