研究目的:建立农地发展权定价理论模型,测算武汉市石榴红农场的农地发展权价值。研究方法:模型假设法和实证分析法。研究结果:武汉市石榴红农场农地发展权单价为1030.91元/m2,总的农地发展权价值为155698.34万元。研究结论:(1)农地发展权价值占土地价值的比重较高,且绝对价值量较大;(2)农地发展权价值呈非线性的变动;(3)农地发展权价值主要受到至商业中心驾车时间、商业中心人口变动以及当地农业收入等因素的影响。
The purpose of this paper is to develop a theoretical model for evaluating the development right of farmland, which is further applied to an empirical study in Shiliuhong farm in Wuhan city. Modeling and positive analysis were used. The result is that the average value of the development right of the farmland in Shiliuhong farm is 1030.91 RMB/m2, and the total value is 155.70 million RMB. The conclusion of the paper is that the value of the farmland development right is actually enormous, which accounts for a large percentage of total farmland value. The change of the value of the farmland development right is nonlinear, which is related with the travel time from the land to the central business district (CBD), the population change in CBD, and the annually local agricultural income.
