论文以南京青奥会为例，以房地产置业调查收集样本和网上数据为基础，以定性判断与定量分析相结合尝试建立Hedonic价格模型，探讨重大事件对房价的影响。研究结果表明：重大事件对房价的影响呈渐进式推进，核心区在短期内快速上涨，并呈放射状影响周边区域。而南京青奥会对江宁大学城的房价每月平均拉升l.37个百分点。
英文摘要：
Taking the Nanjing Summer Youth Olympic Games as an example, this study argues about the po-tential impact of important events on housing prices. It is based on resident samples in the university city of Jiangning, with the support of survey on real estate and the Internet. The article analyzes both qualitatively and quantitatively, and tries to establish the relevant Hedonic Price Model. The result shows that important events in- fluence housing prices step by step, which accelerate the rise of housing prices surrounding the core facility in a short term and diffuse in the radial pattern. Moreover, housing prices of the university city of Jiangning has been pulled up 1.37 percent each month owing to the Nanjing Summer Youth Olympic Games.
