本文运用质性研究方法,以北京市4个高校居住区为案例进行实地调查,并对小区内的职工居民和相关高校的房管部门进行了深度访谈,从微观层面验证了中国城市单位作用的"隐形化"现象。通过结合社会变革背景和个人住房行为特征,揭示了住房改革实施后单位在职工住房获得中作用的转变,对单位作用的"隐形化"现象进行了解释。文章尝试对单位作用"隐形化"的表现形式和从出现、发展到减弱的演变过程进行总结,指出这种单位作用的"隐形化"是转型期的中国社会中制度和市场经济双重作用的结果,并对"新型单位社区"的概念进行了探讨。
This paper aims at studying about this "invisible" action of Danwei, to find out whether the action of Danwei has really changed into this "invisible" form, and how does the "invisible" action of Danwei make an effect on housing acquirement. This study uses qualitative research methods in the case of 4 college staff neighborhoods in Beijing, including field work as well as in-depth interviews with 8 college staff residents and 4 people from housing management departments of the relevant university. In these cases, the "invisible" action of Danwei in Chinese cities is verified from the micro-level. We can see that instead of disappearing in the housing reform, Danwei still has something to do with housing manifestation, as it is shown in housing acquirement and later period management through our case study. Through a combination of social revolution background and individual housing behavioral characteristics, this paper shows the transform of how Danwei works in employee's housing behaviors after the housing reform, and also explains the manifestation pattern of Danwei's "invisible" action. It is also summarized that the action of Danwei on staff's housing has experienced a process of evolution along with the main housing policy time point(e.g. the official start of housing reform, the promotion and restriction of economically affordable housing, etc.), from explicit to "invisible". In this evolution process, the character of Danwei in housing providing change from indirect development participant to intermediary by only contacting houses and consulting a discount for the staffs in case IV, while its action in later period management is also weaken from physical facilities to currency subsidy.
