在依据空间近邻、空间密度与规模特征等原则对广州市商务办公空间进行空间区划的基础上,选取包括甲级办公楼数量、甲级办公楼建筑面积、区内办公楼总项目数、办公楼总建筑面积、入驻企业比例、办公就业人口比例、所在区域城市基准地价、商务办公区形成年份等指标进行分区聚类分析,将广州市商务办公空间划分为三级功能区。其中,天河北商务办公区为一级;东风路、中山路、环市路、珠江新城商务办公区为二级;五羊新村、江南大道中等8个商务办公区为三级。同时,对各级功能区的功能特征进行了系统分析和研究。研究表明,三个级别的功能区之间的功能分异显著,一级功能区是广州现阶段的核心功能区,高端商务办公企业和商务办公就业人口的垄断性非常明显。在行业类型和企业性质上,一级功能区中金融、信息等专业技术服务业比重明显高于较其他功能区,表明广州商务办公功能仍然处于高度集聚阶段,分散化趋势有待培育。
According to the principles of spatial neighborhood,density and scale,the office spaces of Guangzhou are classified into three rates of functional zone by cluster analysis in which the following indexes are used: number of the office buildings,floorage of A-class office buildings,number of office building projects,total built-up areas,enterprise number,employed population,land value and the year when the business zone had taken shape,etc.The three rates of functional zone are as follows: Tianhebei business office district as the first rate functional zone,Dongfeng Road,Zhongshan Road,Huanshi Road,the Pearl River New City business office district the second,and other eight business office districts such as Wuyang New Village,Jiangnan Avenue,etc.the third.The differentiation among the three rates of functional zone is obvious.The first rate zone is the core in Guangzhou at present,where the monopoly of high-end business enterprises and business employments is significant,and the types and ownership of the enterprises,the finance,information and other specialized technical services enterprises are much more than those in other rate zones.That means the business office functional zones in Guangzhou are still at a high level of concentration,its decentralization trend needs to be cultivated.
