我国住房供应体系存在严重的结构性短缺与过剩并存的问题,这种结构失衡是房价上涨和市场信号失灵的重要原因。文章引入信息理论中广义熵指数方法,通过测算住房价值的多样化程度变化,来反映住房供应体系的结构失衡状况。研究发现,在经济繁荣、货币供给量充裕的通货膨胀阶段,住房供应的结构性失衡问题严重,房价无法根据市场做出反应,价格呈现刚性;而通货紧缩阶段,结构性失衡问题减弱,房地产市场状况改善。同时也发现,近年来政府对住房供需结构的政策取得了一定成效,对解决结构性失衡问题具有积极意义。
China has witnessed the rising prices and the failure of market signals of houses,partly due to the coexistence of seri ous structural shortage and excess in China’s housing supply system.This paper endeavors to measure the structural imbalance by Generalized Entropy(GE)Index come from Information Theory to describe the degree of diversification of the housing value.The results show that there are serious problems of structural imbalance of housing supply-market can not react on the prices,and prices show a rigid-in those inflation stages with economic prosperity and plenty of money supply,and weaken problems tend to improve real estate market conditions in deflation stages.It also shows that the government’s policy of housing supply and demand structure has achieved some success in recent years,and structural imbalance goes weak.
