城市化是我国一项长期发展战略,是实现我国发展战略目标的一条基本贯穿路径。健康的城市化必然是促进城市群的有序发展,以及由其促动的区域资源特别是土地资源的优化配置。本文首先利用经典理论对城市群发展演化机制进行分析,构建城市群发展中的产业演化机制及促进土地价格分布变化的机制框架;其次,分析城市群发展的时空变化及其土地资本的集聚特征,揭示城市群土地价格分布演化规律;最后,探索城市群产业布局与土地价格分布耦合关系,构建产业梯度与地价梯度关联分析的逻辑框架。
Urbanization is a long-term strategy and basic path leading to the achievement of the goal of the national economy and society development; And the sound urbanization will surely appear as a form of urban agglomeration which may promote the optimal allocation of regional resources, especial the land resources. Applying the authorized economic principles, the paper will firstly analyze the mechanism of the urban agglomeration development, and skeleton the mechanism framework of the land price distribution with industrials evolution in the development of urban agglomeration. Secondly, conducts a analysis on the feature of the land capital agglomeration with the urban agglomeration development, and reveal the regulation of the land price layout and movement in the agglomeration; Finally, seeks for the coordination of the industrials structure evolution and the land price distribution, and set up the logical analysis framework of the twist-coupled interrelation between the industrials gradient and the land-price differential gaps.
